Another thing you can do is rent a garage for $75 a month to work out of. We did that for awhile. Cheap and easy.

This is exactly what I am trying to do, unfortunately $75 for a garage doesn't exist in Toronto either lol. $150-$250 depending on location and size. I haven't found one that makes sense for me as of yet.
Housing costs in this city are nuts and along with traffic are the only reasons I contemplate leaving all together. A good friend bought a house with his girlfriend a few months ago. Small 3 bedroom bungalow, needed basically new everything (furnace, plumbing, electrical etc) $450k.
