    Direction

    I was looking at Scrap Monster this morning to see if there was any new E-Waste news and came across this article for Houston TX. Houston firm reaches new milestone in E-waste recycling after I was done, I realized that's the direction I want Rycon Dismantling to head to. To the best of my knowledge Onondaga county has no one to handle E-Waste past the bill that went into effect this morning. I'd like to see Rycon Dismantling get a foothold on this and do NY a service.

    Just down the road from where I live is the Will & Baumer Candle Factory(yes it's still standing). A company came in, bought it, and converted it into a business park so there's another candle factory in one of the buildings. There's an L shaped building in the front that totals over 12,800 sqft that would be perfect for this endeavor. It's a vision and a dream because there's no way in heck I'd be able to make enough to sustain the $25,000/yr lease. I might try to get some sort of funding but anyhow, that's the direction I want to take Rycon Dismantling.

    Was talking with the company that owns the property and a rep said the property's rented out so I found this place instead. Of course It's still a ways off as I'll still have to register with the EPA and get a business license.

    $6 per square foot?? Really expensive. I'm at about $0.50 per square foot.

    Yeah commercial real estate is expensive up here but it's come down alot from where it was but if I can secure enough paying contracts, it shouldn't be that bad.

    Yearly or monthly lease? If monthly and with utilities & insurance (what else I'm I missing?), that's about 2 grand a month. Doable at this point or at least willing to try for a while?? Just comments from the cheap seats because I don't have skin like that in the game. I do admire your ambition and drive !!

    Thank you and my guess it's yearly. Not bad considered it's zoned commercial. Use to be an old redemption center that moved out to a bigger building. I can't wait to get up and running. This part of NY needs something like this but I know no government body will do it. They'll claim some bs about budget.

    No commercial property goes for that monthly around here so it goes annually which is yearly. I'll know more when the realtor gets back to me. I asked him about blueprints of the building because 3400sqft is not built like a box - for all I know one wall is off on an angle.

    At $6 Sq foot, it would be $20,400 per month just for the lease.

    I doubt it, closer to $1700/mo which isn't that bad. Look at it like this. The business that was in there before was a can redemption place. Those types of places would not be able to survive if rent was $20,400/mo - that's just crazy.

    Could be the case. I've only dealt with places that listed cost per month...then optional lease lengths.

    If this were in a shopping plaza here, I wouldn't see that as unexpected.

    Normally I'd agree with you. Worst comes to worst I'll build a building and base everything out of my house - it's all call pickup service anyhow. No need for a storefront.

    WOW Will & Baumer Candle Factory is still there. My mom worked there in the early 70's I believe.
    I'm so into scrapping.. When my Steel Toe Boots Wear out, I cut the Steel out of them and recycle the Toe!

    Yep, some company went in and converted it to an industrial park. Pity because the whole lot was up for sale last year. I'd love to be in there but that's bit much space(even for an E-Scrapper like myself).
