    How does this sound?

K...so I have had some really hard pickups. Some customers think we get the better end of the deal. I will no longer remove larger item(s) from within their house. I know I may lose some customers by doing this, but I feel it's all in how you word it. At the bottom of my online ads I will now add the following:

    TERMS & CONDITIONS:
HEAVY ITEM(s) MUST BE CONVENIENTLY LOCATED IN AN ACCESSIBLE AREA OF THE RESIDENCE AT THE TIME OF YOUR SCHEDULED REMOVAL. PLEASE NOTE THAT WE WILL NOT ENTER YOUR PREMISES TO COLLECT ITEMS THAT COULD DAMAGE YOUR PROPERTY OR CAUSE PERSONAL INJURY. WE ASK THAT ITEM(s) BE ON THE GROUND LEVEL, OUTSIDE OR IN THE GARAGE UPON OUR ARRIVAL. PLEASE DO NOT PLACE ITEM(s) ON THE SIDEWALK, CURB OR ROADWAY!

How does that sound? Should I make changes or keep it as is?

If you have business insurance you could still remove things from inside but just charge $50 for insurance purposes. That works well for some others on here. If not your disclosure looks good to me.
Determine never to be idle. No person will have occasion to complain of the want of time who never loses any. It is wonderful how much may be done if we are always doing.

I have tried charging but in my neck of the woods it wont fly. To many people scrounging for scrap and would do it for free. I just want to encourage them to make it a little easier on me without losing their business. Charging is not an option around here

Looks good. I don't specify that in my ads, but when they call I ask if it's out of the home, or in the garage and go from there. Don't recall ever having to go into a home to retrieve an appliance. It's my preference to not have to do so.

Yeah, the wording on that looks OK & to the point.
However, do not have it all in Caps, just certain words?
Well i would personally use underline more than caps, also depending on how much space you have to work with?
I would go for something like this, using your wording.

    Terms & Conditions:
HEAVY ITEM[s] must be conveniently located in an accessible area of the residence at the time of your scheduled removal.
PLEASE NOTE : That we will NOT enter your premises to collect item[s] that could damage your property or cause personal injury.
WE ASK that items for collection are on the ground level, outside or in the garage upon our arrival.
PLEASE DO NOT place item[s] on the sidewalk, curb or roadway.

    Just my opinion?
