Let's say you take the goon to court and win. Doesn't mean he will pay. Sounds to me like the guy is crooked/zero intentions of paying.
I sued and won $4,500 for damages a few years back. Never saw a penny and never will. It stings but you learn from it and go on.
Dumping the trash on the property will result in the following.
1. Trespassing, vandalism, littering, destruction of property, illegal dumping, criminal mischief
2. A warrant out for your arrest
3. Jail time and a **** ton of fines
U don't want your $600 mistake to turn into a 6 o'clock news $5000 dollar mistake and a week in jail.

wow a 30 yard roll off only cost $300 bucks here in denver and thats delivered and picked up. Least thats what we paid last year for rach cleanup.

No hoss im not kidding you. Granted the ranch is just outside of denver and it was a mom and pop that gave us that good price. Some of the bigger companies wanted in the 5 to 600 range but we got it delivered and picked up for $300. This was for a weekend turnaround as well. they dropped it off on a friday afternoon and picked it up monday morning.
Geese it's pretty cheap in NorCal compared to you other guys, my landfill just south of Chico, CA charges $10 up to 550 lbs, $19 for 550-1050, $28 for 1050-1999 and $37/ton. I think I can get like a 10 yard rolloff for around $150 or so, I don't know I've never done it before but need to, haha.

What an a**hole! Does the owner really think that's how it works? First off the house is a dive and is over priced by $75,000....IT'S NEVER GONNA SELL!

Hmm. I know there are some sellers that operate that way. In that they are strapped for cash and can't pay for repairs until the house is sold. However the idiot realtor should have stated all of that up front. Unless he has no intentions of paying, and I wonder, since he's been avoiding you and putting you off.
In this instance maybe you can file a lien against the house and upon sale of it, payments would be dispersed.

Not sure of the laws in your state but in Florida you would be able to go to the court house and file a nonpayment of contracted labor on real property lean.
When the house is sold that lean would be paid before the owner gets his money. In a small claims situation there may be a judgement against the owner for the amount due but by the time you get a court date the house may be sold and that judgment would not be worth the paper it was written on.
You could pressure the real estate agent by letting it be known. Just be sure to stick with the facts if you take out an ad to let people know. You don't want to get into a slander situation.
I somehow skipped over your last post about this. You can go to office depot and buy contracts. Just write up what you plan on doing and be sure to include what you are not going to do! People like to try to slip in extra work on you for free. You also want to include terms of payment.

I would be happy to email you a contract, but only thing is, I don't use them. The invoice template that I use for doing my free estimates, I got from Microsoft Word.
Like I said, I will list what exactly I am doing, the cost, etc.
The owner agrees either by signing, or or email confirmation. From there, we do the work, take pictures before, during, and after. Then once it is paid, they sign the paperwork and I write PAID IN FULL, and then I email them over a copy that has their signature on it, that they can print out for their records.
Most cases, I will take 2 copies though...they and I sign both, they get one, and I get the other one.
I like the fact that you will go and talk to the other guys working on the property. This will help them also know what to excpect and they also can join into your collecting fees down the road. Get there names and who they work for if possible. If they don't get paid and you don't it might help in a court of law to join together and sew. After all it's greater in bigger numbers, and infront of a judge to see that his habits are like this (stiffing people)
