    Let the owner know of your intention to lien. Also inform him of the liens negative effect on any title search by potential buyers. Then put the lien on in short order. The amount of time you have to place a lien varies by state. In NY it's 90 days after last work performed, right over the line in CT, I only have 60 days. Don't let them bs you past the point where you can file. Next time you see the owner, try and get anything from him in writing to acknowlege he owes you $$.

    If all that fails, time for, well never mind, lol. But suffice it to say, it's hard to show a house with broken glass and it would get tiresome having to keep sending someone out to repair windows weekly. And pellets are cheap!

    Here's what I would do if it were me and I have done this many times... Make a youtube video. Throw out the agents name on there, take pics of the work you did, throw out the owners name on there. Chronicle it all and put it online. It's not slander if it's true. Then go over the agents head, his idiot self works for someone. Let them know what he has done. Write an article to the local paper, let them know, maybe they'll publish it as a human interest piece.

    I wouldn't even take this to court over 600 bucks. I had someone try to sue me over a 300 dollar car once, in my name... Ex-gf nonsense. Law suits don't work most of the time. It's ironic.

    Secondly if all else fails, run an alley, clean out 4 dumpsters, and drop the crap off. If they signed on piece of paper taking a service from you without payment, you're allowed to do this.

    If it were me I'd go with the second option and shove a piece of fruit in a tail pipe for kicks, but I'm one of those I don't really care types. I had an ex employee take me for 80 bucks about 6 months ago, and he had a front porch I gave him from one of our job sites. I repo'd the porch. He had to use an 11ft step ladder to get in his house for a month. I don't play.

    The realtor "forgot" to tell you? This is what I would do. I would tell the realtor - I get my money within 48 hours or I am filing a complaint against him with the State Board of Realtors for fraudulent and misleading practices. Realtors are licensed by the state and complaints against them have to be investigated. Depending on the state, they become public record. His license is his bread and butter, he won't like you threatening that. He was the person who retained your services, correct? I would also threaten to contact the Better Business Bureau and if he works for a nationwide realty company - the corporate office of that company. He can pay you and have the money come out of his commission or he can risk finding another line of work. Make him less inclined to "forget" the next time.

    Sounds to me like the Realtor is the one you have to go after. He made the agreement with you. Tell him that you expect him to pay up or you will be filing legal action against HIM. Tell him it is his responsibility to collect from the home owner if he wishes to. Possibly just the threat will get him to pay.

    If you don't care, then why did you repo the porch? I admit, that is pretty funny. I can just see the guy saying "%^&#$ him!" every time he climbs that ladder.

    My brother used to be in the lawn/landscape biz. He planted a tree, and the person wouldn't pay. So he went over there, dug it up and planted it at his house.

    It died, but it was more the principle of the matter haha.
