I called the agent today several times and he never answered. The last call I finally decided to leave a VM. Within 2 minutes he shot me a text....

What an a**hole! Does the owner really think that's how it works? First off the house is a dive and is over priced by $75,000....IT'S NEVER GONNA SELL!
I feel sorry for the painters and carpet guys doing work over there now....I'll be sure to make it over there to show them the text the agent send me.

I have never heard of that happening. Hell, some properties can sit on the market for a year or more BEFORE being sold.
If you ever do more work for that agent, I would definitely do the contract, that states that payment is due on completion, PERIOD! No ifs and or butts.
I would be happy to email you a contract, but only thing is, I don't use them. The invoice template that I use for doing my free estimates, I got from Microsoft Word.
Like I said, I will list what exactly I am doing, the cost, etc.
The owner agrees either by signing, or or email confirmation. From there, we do the work, take pictures before, during, and after. Then once it is paid, they sign the paperwork and I write PAID IN FULL, and then I email them over a copy that has their signature on it, that they can print out for their records.
Most cases, I will take 2 copies though...they and I sign both, they get one, and I get the other one.
