    Our new warehouse......hopefully.

    Not purchasing like we had hoped to do, but we will be leasing this for roughly 750/month(talked them down from 1200.00) Buyers renters market hehe. A deal that we had to jump on.

    Will be meeting with them tomorrow to get the final details but we are hoping in will all turn out as we hope.

    Pros:
    Nearly 13000sqft(current shop is right under 3000sqft. and we rent 2 53ft trailers)
    Price 750/month(current shop is 1200/month)
    Great centralized location
    On the exact same road we are on now just 4 miles north
    Gated lot.
    Lean-to on side of building for pallets and boxes.



    Cons:
    No heat
    No Plumbing
    No insulation
    No office

    Our plan is to buy a small mobile office to place in the building, and then rent a johnny on the spot for our restroom. As far as heat goes for the shop area, we already have 2 salamanders that should keep some of the workarea nice and toasty, and the mobile office will be a safe haven to keep warm or cool. I have some pics of the location, tell me what you guys think.

    issues I see....

    as you said no office.

    Lighting dose not look like it will be very good..but doable

    having no sink is not good...even more so if someone gets cut or something in eye...no running water.

    The big issue I see....only grade level doors. No dock high.

    Pros...the price.

    I have been hunting for a good one down here my self but right now I am renting a space of 1,000 Sq feet for $500 water and power fully paid with rent. Not a bad deal but space is tight...good thing we can stack pallets 3 high if we need to.

    We are just going to try to buy our next place later this year or start of next year but we will see. Good luck on the space bro.

    Well our renters will be able to provide us with running water, and a line to the building will probably not be a problem to them. So we are thinking about making a bathroom or purchasing a mobile office trailer that has a bathroom in it. As far as the dock, at the current time we load trucks with our forklift and pallet jack the pallets to the front, not a big deal at all. And a huge plus is the amount of skylights in the warehouse. When we viewed the property at 430, the amount of light in there was amazing, and it was overcast. We pay electric.

    **** that is a huge building for that price good luck.I wish i could fine something like that.

    Sounds like a great deal! I'd love to have a building that size to work with, but don't have the staff or volume to utilize it....yet. I hope in a year or two though

    Looks awesome! Buy an RV, or camper with a built in Restroom and renovate into an office.

    Thought I should update this thread. The building did not work out with us. The building did not have its own power meter which we over looked. Man finding the right property is so hard. This is our newest building that we are looking at. It is half the space but insulated, has a small office and a bathroom..oh yeah and its own power meter.

    Well this one is double your current space plus some, will that be enough? I cant tell if its fenced in from the pics.

    So finally, it has happened. Just signed a lease on a new property today. Our first day in the new shop will be May 1st so we have a little time to transition. The warehouse is 10000sqft and it is 1500/month with a lease to own option built in. Pretty pumped as it is right off the highway and we believe it will really help out our exposure. I will be providing some pics of the inside later this week sometime.

    Escrap,

    Since you wont be needing heat for awhile. Look into getting a wood boiler.

    You load it up once every few days and it will heat tens of thousands of sq feet if you get the right one.

    Also it can be free heat if you team up with some tree services to have them drop off wood. You take for free as usually they have to pay to get rid of it in a landfill.
