I got a little sensitive and defensive myself 1956! Thank you for the apology my brother. I'll give you guys a background on the property... It was a fencing company for the past 20 years but unfortunately the owner recently lost the fight against the BIG C! So the wife of the old man was left to run the fencing company and unfortunately is loosing the war. Before my retail stores I owned a trucking company and my family and I have been storing our semis on the property for the past 5 years so the offer was made to me to purchase the property... So I did. It's packed with every tool imaginable; air compressors, torches, two bob cats with numerous attachments a grapple truck and tons of other goodies. So the semis generate about 1k a month for rent and I own several large dump trucks if needed in the near future. Like I mentioned it's the last propert before a landfill that has large amounts of fraffic with visible scrap and e-waste going in. The property has amazing frontage for good signage and a large paved driveway for easy access since there's already 18 wheelers coming into the property. I've called all the roll-off companies that I see going into the landfill and inquired if they ever carry scrap metal and 90% of their loads are construction waste but 9/10 of them are willing to pull in before they go into the landfill and lighten their load and make some cash. There's no scrap yards on the east side of Orlando and most travel about 20 min to dump so getting initial business won't be hard but keeping them coming back will be the issue. The property is zones heavy industrial but I still need to get all my permits. It also has a an aluminum building that's about 2k sqft but not insulated or cooled. So a small office will have to be built or rent a small cooled container for a secretary( probably my mother). I myself know how to do most things well but not great... I have a cdl and weld and cut metal with no problem. I've learned though in order to grow a business you cannot work in the business so a great staff will be very important right off the bat. I have been dumping in a scrap yard about 20 min away and I told the yard manager my intentions in which he responded he was intrested in working closer to home which is next to the scrap yard, only thing I'm fearful of is making enemies right off the bat. Thanks for listening and giving your opinions guys. I will post pics of the yard as I progress and will let you guys know of any progress I make. My thank yous thank yous thank yous!
