    Foreclosure properties

    Almost 2 years ago, I had a sweet deal going on. This lady owned a company that was responsible for foreclosures. Getting them ready to be placed back onto the market.

    Unfortunately, they only paid once per month, and at the time, I couldn't handle that financially.

    Anyways, we had the agreement that she send me the files on each property, and she give me 12 hours to go and remove anything that I wanted for FREE. This worked out great at the time for numerous reasons!

    Long story short, there was a property she needed cleaned, my brother in law and his friend did it, and some how the key came up missing. Since then, she doesn't talk to me at all. No big deal really.

    However, I really want to get back into it. Only issue I am facing is finding the companies that handle the foreclosures. I know there is companies that handle them and cut you a check soon as your done, so they can clear it off their books.

    I had this one guy who called me all the time, as he got properties from private investors 24/7 that needed cleaned out. Unfortunately, he kept bidding the jobs way to low, and just couldn't keep doing it and put food on the table.

    I have tried property management companies around here, and most seem to deal with the properties after the fact.



    So, I am just looking for any suggestions, as I am at a loss currently.

    I am wanting to get back into it, because when I was doing it, you got so much stuff....tools, clothing, car stuff, furniture, jewelry, machinery, you name it.

    With auction houses around here, and consignment shops, it would be a killing!

    Someone was asking members to get on some list to do this a while back...maybe you could get on that list Geo?.?.

    Realtors--- estate sale crews--- ... you have to hit em up .... in my area the forclosure guys r so busy they call other guys to pick up the metal ... must pay good since they get paid per sq foot. ... when they call me i get there first and load up all the metal -tools - appliances- and roll out

    I came up with that list, to give anyone on here and off of here an opportunity to place their business in front of more potential customers.

    Since VIP Recycling obviously is not a nationwide company, then I figure it helps other colleagues out that are in the same line of work as I am, and it is a bonus service that I get to offer to my real estate colleagues.

    I have, and continue to do so. Although most that I deal with, handle foreclosures, but dont handle the clean up process, and dont know who does really. They get the property either before or after it is sold.

    No big deal really. Just looking to expand back into, what was at one time, a good thing.

    B)Seems like it is a big deal, really. Especially if that's the business you want to be in.

    If you lose a customer's key, just pop for a new lock set. It's a cheap and easy solution. As a landlord, I change the locks with every new tenant. A feeling of insecurity can easily sour a good relationship.
